MEMPHIS, Tenn. — xAI has purchased the former Duke Energy site in Southaven, Mississippi, according to DeSoto County property records.

The property is located at 2875 Stanton Road, just south of the Tennessee-Mississippi line near Tulane Road.

On July 16, the property was purchased by MZX Tech LLC, which is connected to xAI.

According to a special warranty deed, the land was sold for $10 cash in hand, and “other good and valuable consideration.”

Additional records show xAI plans to operate and maintain transmission lines and other related facilities for its property on Tulane Road. 

A transmission line easement agreement was signed by xAI’s Chief Financial Officer, Michael Liberatore. That document also lists xAI as a managing member of MZX Tech LLC.
